Terms & Conditions

Bookings:

Please use our web site and follow the guide to selecting the date and choice of either Granary Barn or Cedar Barn. 

Payment(s) to be made on-line for either just the security deposit or the full amount plus security deposit.

Choice of payment intervals:

  1. If booking more than 6 weeks before your stay:
    1. Pay £100 security deposit and 50% of the hire fee to secure your booking – then pay the remaining 50% of the hire fee 6 weeks before your stay.
    2. Or you can of course you can choose to pay security deposit and hire fee in one go!
  1. If booking 6 weeks or less before you stay you are required to pay the total hire fee plus the £100 security deposit

On receipt of payment a confirmation of booking will be sent and a contract of hire between us established (hereafter you are referred to as ‘the Hirer’).

Should you make a booking and not pay the full hire fee within the 6 weeks of your stay, whether payment demanded or not, then your booking will lapse and the deposit forfeited.

Occupancy

The maximum occupancy of the Holiday Barns, are as stated for each property, must not be exceeded under any circumstances.

Paying the balance of hire

Payment of the hire fee in full, whether demanded or not, is payable 6 weeks before your arrival.

Variation in price

We reserve the right to vary prices without prior notice, however the price of your stay is guaranteed once a booking confirmation has been issued.

What is included in the price?
Your holiday hire includes use of the property from 16.00 on the day of arrival as specified in your booking confirmation until 10.00 am on the specified day of departure. Your hire includes all bed linen & towels, heating, all electricity and water. The use of the indoor heating swimming pool, as available.

Complimentary WIFI is provided for use by guests. We reserve the right to suspend or cease WIFI service for improper use or for any technical or commercial reason without explanation, liability or cost. Use of WIFI is entirely at users’ risk and you should ensure that any equipment used to connect to the internet is protected by suitable anti-virus and firewall software.

Changes to booking

We will always endeavor to accommodate changes to your booking once made and confirmed, however such changes will incur an administration fee of £30. Changes within 6 weeks of your stay to alternative dates may incur additional cancellation charges and are subject to alternative date availabilities.

Cancellation of booking by you

On confirmation of your booking a contract of Hire between The Hirer and us as ‘Owners’ will exist.  In the event of cancellation by you 8 weeks or more before your stay will result in the loss of the £100 security deposit. Cancellation under 8 weeks from booked stay will forfeit the whole hire fee paid (or due) unless the Owners are able to re-let, in which case only the £100 deposit will be forfeit.

 

Cancellation of booking by us

Should a property suddenly become unavailable for the dates hired by you due to unforeseen circumstances, all efforts will be made to offer suitable alternatives. If this is not possible, then all monies paid by you (the Hirer) will be refunded to you in full with no deductions but the Owners will incur no further liability of any kind. Under no circumstances will the Owners be liable to refund any amount exceeding the amount paid by the Hirer.

Liability

The Owners accept no liability whatsoever for any Loss, Damage, Injury or Accident to the Hirer or any member of the Hirer’s party or property whilst in occupation of the property or its grounds howsoever caused.

Security Deposit

The Security Deposit of £100, which is required as part of the hiring, will be refunded to you usually within 30 days of the end of your stay with us, less any deductions for repairs, replacements, losses or damages to the property or its contents (fair wear and tear accepted).  If there are any breakages, please let us know as soon as possible so that we can make any necessary replacements for the benefit of subsequent guests. Please note that damages and losses are not limited to the security deposit and any costs in excess of this amount will be invoiced and payable in full without delay. The security deposit will also be used to cover any additional costs of cleaning if the property is left dirty or if vacated later than 10.00 am on the day of departure.

Cancellation and personal insurance
It is very strongly recommended that you have adequate personal and holiday cancellation insurance to cover you and all members of your party. This should be suitable for UK self-catering holidays arranged independently of a travel agent and should include cancellation protection cover to safeguard you against loss of the cost of your holiday in the event of unexpected cancellation. Under no circumstances will the Owners be responsible for loss of life, personal injury, medical expenses, accidents, damage to the Hirers property, personal effects or motor vehicle(s) and you should ensure that any insurance covers such eventualities.

Pets
One well behaved pet is welcome in Granary Barn and up to two in Cedar Barn at the additional cost per dog of £20 per stay. We ask that dogs are not allowed upstairs and never left unattended. Please note that owners are responsible for the cost of any damages or excessive cleaning charges. Dogs must be kept on a lead at all times bearing in mind that we have livestock in the adjoining paddocks and to comply with the countryside code.

Smoking
For the comfort of all guests, smoking is not permitted anywhere inside the premises.

Web Site & literature differences or omissions
Our web site and literature are intended as a guide to the properties and facilities only, and we reserve the right to make changes to the facilities provided or to the properties without prior notice. We regret we cannot accept any liability for errors mistakes or omissions which may arise from any differences between the properties or the facilities provided and our website or literature.

Coronavirus Booking Guarantee

We recognise that we are all living in unprecedented and uncertain times. Whilst no one knows when the Coronavirus pandemic will be over, we are sure that everyone needs something to look forward to. Our Coronavirus Book With Confidence Guarantee provides you with reassurance when booking your break.

What is covered?

The Book with Confidence Guarantee is free of charge and automatically applies to all existing and new bookings for 2020 and 2021, you don’t need to do anything.

In relation to the Coronavirus outbreak you are covered for the following:

  • UK Government restrictions on travel due to the Coronavirus outbreak (Tier 3 locations)
  • Mandatory closure of the campsite due to UK Government restrictions
  • You are unable to travel as you have been diagnosed with COVID-19 or you have an evidenced need to self-isolate

What do I do next?

All you need to do is call our us on 01953 888607 at any point within the ‘Guarantee Change Window’ (between 28 days and 14 days prior to arrival) and you can:

  1. Transfer your holiday to new dates in 2020 or 2021
  2. If you don’t know your new dates, we will apply your original booking payment against a future holiday
  3. Cancel your booking and receive a refund

Coronavirus Booking Guarantee Terms

  • The ‘Guarantee Change Window’ allows any transfer or cancellation within the period of 28 days and 14 days prior to arrival
  • If you choose to amend your holiday to different dates, you have the flexibility to move your booking to alternative available dates within 12 months of your original arrival date
  • Should your new holiday be cheaper than your existing booking, you can choose to use the difference as part payment for a future holiday or have it refunded. Should your new holiday be more expensive, you will need to pay the difference
  • If you choose to cancel your holiday, you can only do this by calling us
  • Evidence of a coronavirus test result or NHS tracing alert may be requested
  • All other booking terms and conditions remain unchanged
